Beams, openings, roof changes, repairs and difficult framing work completed from approved structural information and a practical construction sequence.
Structural renovations are different from cosmetic remodeling. Removing a wall, changing a roof or repairing damaged framing can affect loads throughout the building. PDS Carpentry focuses on the structural work and the sequence required to carry it out safely and accurately.
Paul reviews the existing conditions, drawings and engineering before the work starts. When concealed conditions differ from the plan, work is paused at the right point so the designer or engineer can confirm a solution rather than relying on an improvised field change.
Openings, beams and load paths
Creating a larger opening often requires temporary support, removal of existing framing, installation of a new beam and proper bearing at both ends. Posts and loads may need to continue to the foundation or another approved support point. The visible beam is only one part of the structural path.
PDS coordinates the framing work with the approved design and installs the specified members, hangers, fasteners and connections. Existing electrical, plumbing or mechanical services that cross the work area are identified so their relocation can be managed by the appropriate trade.
Roof alterations and difficult repairs
Roof changes can include dormers, over-framing, tie-ins, altered openings and repairs to undersized or damaged assemblies. Weather exposure, access and temporary bracing all affect the sequence. PDS plans how the roof will remain protected while the structural work advances.
For repairs, photos and an initial site review help determine whether engineering or further investigation is needed. A quote can then be based on the known scope, with any uncertainty or allowance identified rather than hidden.
Experienced carpentry with clear limits
PDS Carpentry does not replace the engineer or building official. Instead, the crew turns the approved structural details into accurate field work and communicates when real conditions require clarification. That separation protects the project and gives owners a record of why the work was performed a certain way.
The company is WSIB covered and carries $5 million in liability insurance. Depending on the project, PDS can provide only the structural carpentry or coordinate related construction tasks within a clearly defined scope.
Many load-bearing changes require engineered information and a permit. The appropriate designer, engineer and building department determine the requirements for the property.
Can you install engineered beams?
Yes. PDS installs beams, posts, hangers and specified connections in accordance with the approved structural details.
What happens if the existing framing is different from the drawing?
The difference is documented and brought back to the responsible designer or engineer when it affects the approved structure.
Can you repair framing discovered during a renovation?
Often, yes. Photos and a site review help determine the extent of work and whether additional structural direction is required.
